As both a Registered Architect and General Contractor, I have spent over thirty years serving the Fort Lauderdale area. This experience has shaped me into a true design-build expert. The often painful and expensive process of new custom home building and renovation can be simplified by hiring someone to coordinate the entire team while acting as the Owner's advocate throughout the entire process.


The Design-Build Institute of America was established over twenty-five years ago. They provide detailed information regarding design-build. While they didn’t invent the design-build process, they set out to perfect it and share it with a wider audience.


DESIGN-BUILD vs. TRADITIONAL PROJECT DELIVERY

In the design-build model, the Owner manages only one contract with a single point of responsibility. The designer and contractor work together from the beginning, acting as a team. They provide unified project recommendations that fit the Owner's schedule and budget. Any changes are addressed collaboratively, leading to innovative solutions rather than excuses or blame-shifting. While single-source contracting is the fundamental difference between design-build and traditional methods, the culture of collaboration inherent in design-build is equally important.

In traditional project delivery, the Owner must manage two separate contracts. This often creates an adversarial relationship between the designer and the contractor. If something goes wrong or an unforeseen circumstance arises, the designer and contractor may blame one another for cost overruns or schedule changes. This blame game can lead to litigation and delays, ultimately increasing the project cost.

Phase 1: Project Objectives and Budgeting


The first phase involves creating a detailed list of objectives for the project. A Program Sketch over the Site Plan or Floor Plan of the property is developed to identify the Scope of Work and possible design solutions. An initial budget estimate is created based on square foot costs of similar projects. This estimate is tailored to the building size and desired level of fit and finish. It helps guide the Owner toward a Scope of Work that aligns with their budget.


Phase 2: Development and Review


In the second phase, the project is further developed and detailed. I review the plans with the Owner, Sub-Contractors, and the Building Department. This collaborative effort ensures that the project meets the Owner's goals and can be built On Time and On Budget.


Phase 3: Finalizing Details


Phase three focuses on finalizing the details of the project. We ensure that every aspect is aligned with the Owner's vision. This includes confirming materials, finishes, and timelines. Regular communication is key during this phase to ensure that everyone is on the same page.


Phase 4: Preparing for Construction


In the fourth phase, we prepare for construction. This involves obtaining all necessary permits and approvals. I work closely with the team to ensure that all documentation is in order. This preparation is crucial for a smooth construction process.


Phase 5: Construction Execution


Finally, construction is accomplished based on the permitted documents from the previous phases. This phase is typically completed on a time and material basis at cost plus 20%. I oversee the entire construction process, ensuring that it aligns with the project goals and budget.


Phase 1, 2, 3, and 4 services fees are invoiced as accrued on an hourly basis. A retainer is provided prior to starting phase 1.
